Take a look at the example below; half of this wall was treated with TiO2 seven years ago and has maintained its original look even though it is up against pounds of daily pollutants from the busy street. The untreated side shows the wear and tear of exposure to pollutants. TiO2 does not allow dirt to embed in the treated surface so debris simply washes off with rain water.

Does this mean the building will never show dust?

It is the penetration of dirt and oil that makes a building look dingy after time. You will see dust on the building after a long-dry summer but at a much lower rate and, dirt and oil will not embed in or penetrate the exterior. This means dust and oil will simply wash clean with water resulting in a clean looking building that requires less maintenance and increased time between painting.

Is TiO2 Safe?

Titanium dioxide, also known as titania, is the naturally occurring oxide of titanium, chemical formula TiO2. Approved by the food testing laboratory of the United States Food and Drug Administration (FDA), Titanium Dioxide is considered a safe substance and harmless to humans. It is commonly used in paint, printing ink, plastics, paper, synthetic fibers, crayons and ceramics along with food and cosmetics.
